Another tip to get into dialogue with the owner is to pick up the phone if he's not replying to emails. On one occasion I had to hire a Korean speaker because the person at the other end of the phone was always a lady who didn't know English. Once I established a conversation through the Korean interpreter it turned out that the site owner had died in a motorcycle accident and she was his mother. She didn't even know about this site he owned. I offered her a fair price and she jumped at the opportunity. Now all you've got to tell us is the URL of the new site of yours :) Great post, Paul!
